The Update! January Edition

Happy New Year! And welcome back to The Update. Hopefully your new year rang in peacefully, and that you’re staying warm now.. Because of course it isn’t January without TMJ4 calling for brittle cold weather towards the end of this week. Luckily, there’s hot market data and more in today’s edition!

Market Update

As usual, we have our monthly update on the market. Take a look to check out the stats for single family homes for Kenosha, Racine, and Milwaukee Counties-the numbers may surprise you!

So what does this all mean? These numbers look similar to December!

Overall, we’re seeing more homes get accepted offers and go under contract than we currently have available on the market. Though this is the ‘slow season’ (till about mid-end of February) if a home is priced to sell it goes quickly. And it’s no surprise: a report by the WRA (Wisconsin Realtors Association) noted that the average median price for homes has increased to $236,850 (or, 10.2% higher than 2020) however, inventory has dropped again, with a decrease in listings of 15.4%.

In fact, an article by Keeping Current Matters reported that the average homeowner nationwide gained $56,700 in equity growth-with Wisconsin homeowners specifically gaining around $28,000!

For sellers looking to sell fast and take advantage of this market, be smart and price strategically. Since it is wintertime, we do have less buyers. If a home is overpriced, it will sit-or worse get a low offer.

For buyers this means still putting in a good offer-you may not have to offer thousands and thousands over like you did last summer, but by no means does it mean you can lowball an offer. If you want to go under contract before the market heats up for the year, now is the time!

2022 Trends

Well, 2022 is finally here! And with the new year, come new trends. From clothes, to shoes, to cars to homes! After researching, here’s a prediction of what we might see becoming popular in this next coming year-a good thing to take note of if you’re thinking of selling and want to give your home a facelift without breaking the bank.

Colors for 2022

Some popular colors for 2022 are all cooler, natural colors that reflect landscapes! Earthy colors seen in greens and beiges that offer cooler tones compared to last year. Rusts remain again, along with the introduction of cool blues that skew either light or dark-no inbetween! Take a look at some of the most popular and beloved paint colors as listed by Benjamin Moore.

I’ve seen it personally too! In some houses I’ve visited, gone are grey everything with white trim. Instead it’s now been slightly warmer, earthy tones (no, we’re not going back to the early 00’s don’t worry) or cool jewel blues for kitchen cabinets, walls, or even smaller things like bookshelves while keeping with earthy-neutral tones, and boasting lighter colored countertops or floors.

Popular Design Choices

Of course, if these ideas aren’t your style, you don’t have to add them! Here’s what I saw as repeats through various reports on the upcoming home trends for 2022.

  • Curved Furniture.

  • Lighter finishes in flooring and cabinets

  • The use of vintage items to tie a room together.

  • Eco Friendly/Sustainable Furniture & multifunctional spaces and furniture. Good for the earth, with multiple uses! Not surprising that we’re seeing this with the rise of those working from home.

  • Modern Neutrals- think colors like sage and taupe, while white and cream fade away.

  • Maximizing natural light in your home- always a staple, but even more so since for the last two years many of us have collectively been stuck inside. Combine that with other resurgence in trends like starting a garden or adding some greenery to your home (which is good for your mental health!) it’s important to make sure you’re maximizing the natural light your home has to offer.

  • The idea of making your home “smarter.” From things like smart thermostats, to smart fridges, or simply having ring doorbells installed that sellers are leaving with the sale of the home.

  • Open spaces are in this year again! While some are falling for maximalist home interiors, the idea of an open (yet comfy) space is still hot.
